An Energy Performance Certificate (EPC) rating of D, its bang in the middle of the range (from A, the best, to G, the worst). Most of the older properties here will have ratings of F or G, and some of the newer ones could score as high as B.

How is a property’s environmental impact assessed in an EPC?
An EPC (Energy Performance Certificate) rates a property's environmental impact from A (most efficient) to G (least efficient) based on estimated carbon dioxide (CO₂) emissions. These calculations use standard assumptions about average occupancy and typical energy usage, which means they might not fully reflect how energy is actually consumed by the current residents.
However, your EPC will also show the property’s potential CO₂ output if energy-saving recommendations are followed. This allows you to compare the property's current performance with its improvement potential, and benchmark it against other UK homes.
