An Energy Performance Certificate (EPC) is a legally valid document which provides an energy efficiency rating (displayed on an A-G scale) in relation to a property’s running costs. This rating will take into account the potential energy performance of the property itself (the fabric) and its services (heating, lighting, hot water etc).
From 1 April 2023, a landlord will be unable to continue to let commercial property that has an EPC rating lower than “E” without a legitimate reason. Please ask for more information.

Failure to comply with the regulations or a request to produce relevant documents from an enforcer may result in the issue of a penalty charge notice.
An EPC rating of D, its bang in the middle of the range (from A, the best, to G, the worst). Most of the older properties here will have ratings of F or G, and some of the newer ones could score as high as B.
Energy Performance Certificate is valid for 10 years.
A Domestic assessment can take on average between 25-45 minutes, depending on the size of the property as well.
As with the energy efficiency rating, the environmental impact of the property is shown as an A to G rating.
This is once again based on assumptions about average occupancy and energy use. They may not reflect how energy is consumed by the people living in the property.

The Minimum Energy Efficiency Regulations (the Regulations) apply to all privately rented properties in England and Wales which are legally required to have an Energy Performance Certificate (EPC), and which are let on a relevant tenancy type.
