The Minimum Energy Efficiency Regulations (the Regulations) apply to all privately rented properties in England and Wales which are legally required to have an Energy Performance Certificate (EPC), and which are let on a relevant tenancy type. See the guidance documents for the definition of relevant tenancy.

An EPC Domestic assessment typically takes 30 to 60 minutes, depending on the size and complexity of the property. During the visit, a qualified Domestic Energy Assessor will inspect key elements like insulation, heating systems, windows, and property layout to determine the home’s energy efficiency rating.

What is Energy Performance Certificate (EPC)?
An Energy Performance Certificate (EPC) is a legally valid document which provides an energy efficiency rating (displayed on an A-G scale) in relation to a property’s running costs. This rating will take into account the potential energy performance of the property itself (the fabric) and its services (heating, lighting, hot water etc).

What is an EPC rating?
An Energy Performance Certificate (EPC) rating of D, its bang in the middle of the range (from A, the best, to G, the worst). Most of the older properties here will have ratings of F or G, and some of the newer ones could score as high as B.
How long is an Energy Performance Certificate (EPC) valid?
An Energy Performance Certificate (EPC) is valid for 10 years from the date of issue. During this period, it can be used for property sales, lettings, or improvement planning. However, if you've made significant energy efficiency upgrades (like insulation, heating, or solar panels), it's recommended to get a new EPC to reflect your property's improved performance and boost its value.
How long does an Energy Performance Certificate (EPC) assessment take?
An EPC assessment typically takes 30 to 60 minutes, depending on the size and complexity of the property. During the visit, a qualified Domestic Energy Assessor will inspect key elements like insulation, heating systems, windows, and property layout to determine the home’s energy efficiency rating. You'll usually receive your official EPC report within 24 to 48 hours after the assessment.
How is a property’s environmental impact assessed in an EPC?
An EPC (Energy Performance Certificate) rates a property's environmental impact from A (most efficient) to G (least efficient) based on estimated carbon dioxide (CO₂) emissions. These calculations use standard assumptions about average occupancy and typical energy usage, which means they might not fully reflect how energy is actually consumed by the current residents. However, your EPC will also show the property’s potential CO₂ output if energy-saving recommendations are followed. This allows you to compare the property's current performance with its improvement potential, and benchmark it against other UK homes. Key features shown in the EPC include: Current and potential CO₂ emissions Environmental impact rating (A–G scale) Recommendations to reduce energy waste and improve efficiency Estimated energy cost savings.
